Stages of an Exchange

 1st LEG

Exchanger or exchanger’s agent contacts Premier 1031, Inc.

Exchanger or exchanger’s agent provides Premier 1031, Inc. with a copy of the Real Estate purchase and sale agreement; name and phone number of the designated closing agent.

Premier 1031, Inc., makes contact with the closing agent to request a copy of the preliminary title report.

Premier 1031, Inc. prepares the required exchange documents upon receipt of the purchase and sale agreement and title report.

Premier 1031, Inc. provides the required exchange documents and instructions to escrow to affect the 1031 exchange.

Closing agent proceeds to close the transaction pursuant to instructions from Premier 1031, Inc. and the terms of the purchase and sale agreement.

2nd LEG

Exchanger will deliver designation of replacement property to Premier 1031, Inc. within the 45-day identification period.

Exchanger or exchanger’s agent delivers the replacement property purchase and sale agreement to closing agent and provides Premier 1031, Inc. with a copy along with the name and phone number of the closing agent.

Closing agent closes the transaction pursuant to the terms of the purchase and sale agreement and the 1031 instructions from Premier 1031, Inc.

Premier 1031, Inc. finalizes the exchange file and provides the Exchanger with a complete accounting ledger of the exchange transaction.
